Second building proposed for 11th Ave. NE property in Salmon Arm

Structure would include three commercial units, five residential

A mixed commercial/residential building is proposed for part of a recently developed property along 11th Avenue NE in Salmon Arm.

Individuals behind a joint venture that led to the development of a two-story complex on the approximately 3,536 square-metre parcel at 2110 11th Ave. NE are pursuing construction of a second building on the property. The proposed building would include three ground-level commercial units and five upper-level residential units.

A related development permit application on the agenda for the city’s development and planning services committee meeting of April 15.

Senior planner Chris Larson explained the building is proposed for the northeast corner of the property. The application includes a requested variance to decrease the east interior side setback along R1-zoned city property from three to 1.5 metres. Larson said staff had no concerns with the variance.

Alistair Waters with Lawson Engineering, the acting agent, explained the proposed development is a joint venture involving Lawson and partnering medical professionals with offices at the existing building.

“They’re all all growing practices and looking to expand,” said Waters, noting parking had been a concern for the development of the second structure.

“That’s where you’ll see the back of the property on the south end where we’ve tried to maximize as much parking as we possibly can, meanwhile still somewhat maintaining a bit of a landscape buffer on the south and east sides especially along the walking corridor going underneath the Trans-Canada Highway,” said Waters. “That space is where there are some native, older growth deciduous and coniferous trees. Everything we plan on keeping in that area, obviously everything in the parking lot area will have to go.”

Asked what the intention is for the residential units, Waters said they would be sold on the open market.

The committee voted unanimously in support of the application proceeding to council. Larson said a hearing would be scheduled for the Monday, April 22 council meeting.
