Adjacent properties by McGuire Lake are being eyed for new, high-density residential development.
On the agenda for the city development and planning services committee meeting of Monday, Nov. 4, is a zoning bylaw amendment application to rezone 631, 651 and 671 8th Ave. NE (north of the lake), from R-10 residential to R-5 high density residential to construct a multi-family residential development. McGuire Manor Ltd. is listed as the owner of the properties, and the agent is Salmon Arm developer Bill Laird.
Should the committee support the application proceeding to council, final reading will be withheld subject to consolidation of the three properties as well as receipt of approval from the Ministry of Transportation and Infrastructure.
A single dwelling currently exists on one of the properties (631). City staff note the three parcels, when consolidated, will result in a .358 hectare (.885 acre) property.
Staff identify the parcels as an appropriate location for high-density housing, and "note the increased density supported in the R-5 Zone will enable more residents to have better access to services."
As of Friday, Nov. 1, there was no further information about the development envisioned for the consolidated lot. The R-5 Zone allows a maximum density of 100 dwelling units per hectare, of 40.5 per acre, based on the gross parcel area (excluding parking and setback requirements, road dedication and other factors). The maximum density may be increased to 130 dwelling units per hectare (52.6 per acre) through density bonusing options such as the provision of rental and affordable rental dwelling units.
The committee meeting begins at 8 a.m. in City Hall council chambers.
